Heritage Rental operates in accordance with the Residential Tenancies Act, 2006 (RTA) and the guidelines set forth by the Landlord and Tenant Board (LTB) of Ontario. All property listings and rental transactions facilitated through our platform must comply with applicable provincial laws and LTB rules.

2. Services Offered

We provide a digital platform for:

• Viewing rental property listings
• Connecting prospective tenants with landlords or property managers
• Scheduling viewings
• Sharing LTB-compliant resources and documents

We are not a property management company or real estate brokerage unless otherwise stated. We do not guarantee the rental or leasing of any property.

3. User Responsibilities

Whether you are a tenant or landlord, you agree to:

• Follow all relevant laws, including the Residential Tenancies Act and Human Rights Code
• Provide accurate and truthful information in all interactions
• Use the platform only for lawful purposes

If you are a landlord, you are responsible for ensuring your rental practices (e.g., screening, lease terms, rent increases, evictions) comply with RTA and LTB regulations.

4. Fair Housing Compliance

We uphold the Ontario Human Rights Code. Discrimination based on race, gender, age, disability, family status, religion, or any other protected ground is strictly prohibited in listings or interactions on the platform.

5. Listings and Accuracy

Property listings are submitted by users or landlords. We do not verify the accuracy of each listing. However, we reserve the right to remove any listing that appears to violate LTB or RTA rules, or our standards.

6. Lease Agreements

All lease agreements facilitated through Heritage Rental must comply with the Ontario Standard Lease Form as required by law. We may provide downloadable resources or links to official templates, but we are not responsible for the terms agreed upon between landlords and tenants.

7. Privacy

User information is handled in accordance with our Privacy Policy. We do not sell or misuse your personal data. By using our services, you consent to the collection and use of your information in accordance with applicable privacy laws.

8. Limitation of Liability

We are not liable for:

• Disputes or damages resulting from landlord-tenant interactions
• Inaccurate or outdated listings
• Failure of any third party to comply with LTB rulings

Use of the platform is at your own risk.

9. Dispute Resolution

All rental disputes must be addressed through the Landlord and Tenant Board (LTB). Heritage Rental is not a mediator or arbitrator and does not intervene in legal proceedings.

10. Modifications to Terms

We may update these Terms and Conditions as laws evolve or our services change. We encourage you to review this page periodically. Continued use of our services after changes are posted indicates your acceptance.
